There are lots of reasons why you may want to sell your house online, one of them is to save thousands of dollars in commission fees. There are many ways to get free advertising on the internet.

The first thing that you need to do is to work out the correct value of your home. You can use the internet to find a creditable report on prices of homes that are similar to yours and in your areas. Once you have your price established you need to actually start to list it.

To find sites that will take listings by private sellers, visit the International Real Estate Directory, look out for sites that say FSBO (for sale by owner), and these sites will in all probability accept your house as well.

Once you have decided on the site/s you wish to use to promote your home, you need to look at the listing packages that they have available, and choose the best one for you. You can then fill out the online form, making sure to list everything asked for. Add some scanned images of your home, both inside and outside.

Prior to actually signing up with any of these sites make sure that you fully understand their listing conditions, when the listing will expire and if the listing is automatically renewed etc. Keep a check of these dates so nothing is left to expire unless you want it to.

Look at sites such as eBay, and even Craigslist will accept some forms of advertising. Keep your eyes open for sites that will take free advertising, there are quite a few around.

It's quite easy to put up a quick blog all about your house, with lots of lovely pictures to really help it to stand out. The other option is You Tube. Create a nice virtual tour of your home and the outside, and perhaps some of the local area. Then add in some comments and upload your video for all to see.

When you start to get offers via your efforts online, make sure you consider them fully - it's very easy to get an offer a little bit lower than your asking price and to reject it because you think something better is just round the corner.

If you do decide to use a broker then you can insist that he links to anything you have already put on the web.
