When selling a product, countless of marketing experts always give the advice, "Know your customers." Selling real estate properties is no exception. An agent or any property seller for that matter must know and understand their prospective clients. Here are some aspects prospects consider when deciding to buy home properties:

- Buyers always consider the location of the property. Among the many aspects evaluated pertaining to location include accessibility to workplace, school, market, shopping area, church, or hospital. How vulnerable a location is to natural calamities are also given careful thought.

- Type. The type of real estate will largely depend on the several factors like the buyer's interests, stage in family life cycle, size of the family, and, yes, even the budget. You have to be sure about what you want before shelling out money to buy it.

- Price will always be a consideration. However, it doesn't mean that all buyers are looking for the property with the cheapest price. What customers are looking for is value.

- Decision making dynamics. The seller has to realize that since buying a property involves a lot of money, most often than not, many members of the family is involved in the decision making. Hence, it is important for the seller to take into account the characteristics of the people who are involved in the decision making. This may entail understanding the degree of influence each participant has on the final buying decision.

- Condition of the property. This is an area a buyer usually examines. This is because this is one factor that they evaluate the value of the property relative to the price.

- Added services. Sometimes, this is what makes or breaks the sale. Buyers are now very particular about extra services that the seller provides like assistance in the documentation.

It always pays to listen to the requirements of your clients so you can better engage them to buy the property you are selling. The more you know about your clients, the more you will be able to give them what they want.
