So exactly how much you can save your private home sales?
You can save thousands of pounds from selling your home yourself and not paying the Commission to a REALTOR.
This is much, much money that most people can't afford to lose.
The following table speaks for itself:-
Example of a Realtor 2% huge savings
asking the Commission rates (VAT Inc.) (using a no fee service)
£ £ 200,000 4700 £ 4700
£ 300,000 £ 7,067 £ 7,067
£ 500,000 £ 11700 £ 11700
£ £ 1,000,000 23,500 £ 23,500
It is not surprising that more and more home sellers are opting to sell privately without an estate agent. In Exchange for some knowledge and effort, the savings can be huge.
But, in addition to the savings shown in the table above, you also need to consider the following:-when you consider capital growth in value of your estate, an estate agent is effectively taking a% of the increase in the value of your property, not only a percentage of the current market value.
What we mean by this? Let's take an example: If you purchased your property for £ 200,000 three years ago and then it sells for £ 300,000, a real estate agent who is charging a Commission of 2% will be (according to the table above), take approximately £ 6,955 from your proceeds from the sale (i.e., the 2% of £ 300,000).
This is clear. However, this actually represents 6,955 £ almost 7% of the capital increase of € 100,000. Yes, you're losing 7% of the growth potential in your investment to pay an estate agent! Think about that. Think about it very carefully.
What you need to know and do?
1. prepare your property for sale
Bearing in mind some tips to make the sales process much easier (and much faster). These apply if you are selling through an agent, sell privately or do both.
Tip 1:
De-clutter!
What could be just "daily life" for you is likely to be considered by a buyer of a messy symptomatic, or (worse) a badly maintained property. This topic provides links to 2 suggestion, which you will meet shortly.
But a question that many people forget that you can have too much furniture in a property. This can be a big problem. Too much furniture starves rooms space, or (if poorly matched) just looks bad.
Even if you have a lot of furniture that is necessary to maintain, consider putting it in the store or out with friends or family in the short term.
Tip 2:
De-Personalise!
Remember that most properties are ' custom ' owners. They tend to show all the trimmings of the House. But, most importantly, they are ' home ' to the current owner. Probably not ' home ' for the potential buyer.
The more you can remove items in ' personal ', so much the better. Although sometimes difficult, it is important and you should try to keep it in mind.
Often things the average mean more to you idling for a potential buyer. See if you can move the family photos, figurines, etc (or at least make them less obvious). Of course not only stuff them in a closet as a high percentage of buyers will want to look into the lockers to check storage space!
Tip 3:
Tidy, clean and correct!
In addition to providing general cleaning/cleaning and doing essential maintenance, be aware and do something about it, the really important areas, inside and out ...
In part 4 of this article series, you can get under the skin to prepare the inside of your House for sale process.
